Historical Background
In the urban sector of India, the people mostly have a large portion of the land and use it for farming and other processes. But now the destruction of the farming land is being replaced by the newly constructed buildings and transport use for the public use.
The law-making body of the nation made such laws and regulations to acquire and capture the land of the people and use it for the use of the public or own use. In this way the people who have huge land and can have their jurisdiction in a large part of the land. But for the other persons who don’t have the land to keep their survival in a good way. This view of the people generated the making of the provision in the law which resulted to make an act and called the Land Seiling Act 1976.

The Act was established in 1976, the main objective of the act was to distribute the land among all the people equally. And to ensure that the maximum part of the land was given to the owner of the land.
The people of the nation can occupy the land as much as possible and no one was ready to give to the other person and this act rushed the mentality of the public at large which resulted in the negative implementation of the Act and after the period over the government came to know the requirement of the modification of the act. It was amended and new came.

The Act was built as per the current need of the society and the commencement date is 11 Jan 1999. The power to Repeal the Act was given to the Individually states that they can Repeal it as the time they want and in Gujrat, the act was Repealed on 30 March 1999 but, in Maharashtra, it was started its functioning from 28 November 2007.
